Office Opening Times, Check Ins & Bag drops
Office opening times are from 8am -2pm / 5pm -10pm. Guests are welcome to leave luggage within these set times, whether before or after their stay. If the room is unavailable, a key will be provided and or, an approximate time given for when the room will be ready for check in. If guests would like to check in, out with our office hours, we would appreciate an email confirmation to that effect, so that we can provide you with self check in details.
No 53 partnership with RABBLE
Whilst staying at No 53 Frederick Street Edinburgh B & B guests are welcomed to use the facilities at our partners RABBLE Restaurant, located on the ground floor of 53 Frederick Street. Guests can also enjoy 10 % off all food and drink in the Restaurant, please speak to David or Katy for more details.

We will always do our utmost to re-let the rooms. However if we cannot re-let, then one night will be charged for cancellation within one month of arrival then the full charge will be due if cancellation is within 7 days of arrival, (less any revenue from re-letting). Please note a 14 day cancellation period is in force during the month of August and special events such as Hogmanay, Bank Holiday weekends, Rugby Internationals, Royal Highland Show and the Edinburgh International Festivals etc. In the event of a no-show, shortened stay or cancellation within 7 days the booking will be charged in full. Should you wish to cancel a confirmed reservation we require notification in writing or alternatively by phoning the guest house and obtaining a cancellation number. We do recommend you take out travel insurance just in case you have to cancel due to unavoidable circumstances.
